Galloway is one of the biggest townships in New Jersey, and its homes are spread across very different places. Smithville grew around a 1787 stagecoach inn, and a planned community of condos and townhomes, including Four Seasons at Historic Smithville, was built around the village starting in the 1980s. Pomona holds Stockton University and the Pinelands side of town. Oceanville and Leeds Point face the salt marsh of the Forsythe refuge. The township says more than half of its housing is at least 50 years old. So a street of postwar ranches can sit a mile from a newer HOA section, and each needs a different paint plan.

Our crew handles interior and exterior painting all over Galloway. Inside, we refresh living rooms, bedrooms and stairwells, and we do cabinet painting and wallpaper removal in older kitchens and baths. Outside, we paint siding, trim, doors and garage doors, and we stain decks that bake in the open sun of the newer developments off Jimmie Leeds Road.

Painting Needs in Galloway

HOA rules in Smithville communities

Many Smithville homes sit inside communities with an association, and some have rules on exterior color. Before we paint shutters, doors or trim, we ask you to check what your HOA allows, and we match approved colors exactly. Inside these townhomes and condos, we often paint whole units at once, so walls, ceilings and trim are fresh and consistent.

Salt marsh air in Oceanville and Leeds Point

Homes near the Forsythe refuge face open marsh and steady wind off the bay. That moisture and salt work into wood trim and porch rails. We sand loose paint down to sound wood, prime with a product made for damp conditions, and use a top coat that resists mildew. Low spots near the marsh get extra attention at the bottom edges.

Older ranches that need real prep

With so much of Galloway's housing past the 50 year mark, many homes carry several old layers of paint. Some of those layers can be lead based in homes built before 1978, so careful prep matters. We scrape and sand loose areas, fill cracks and nail holes, and prime bare wood before any finish coat goes on.

Decks and sheds on big Pinelands lots

Out toward Pomona and Germania, lots are larger and many yards have decks, sheds and fences that take full sun. We clean and restain decks so the wood does not gray and split. Shed painting is a quick way to tidy a back yard, and we match the shed to the house trim if you like.

Galloway Painting Questions

Can you paint my Smithville townhome if I have an HOA?

Yes. Inside your unit, you can usually pick any colors you like. For exterior work, most associations have approved colors or require a request first. We will work from your HOA's guidelines and match their colors on doors, shutters and trim so your home stays in line with the rest of the community.

Do you work out by Leeds Point and Oceanville?

Yes. We paint homes all over Galloway, including the bay side near the wildlife refuge. Homes there deal with more wind, salt and damp air than homes in Pomona or Smithville, so we adjust our prep and product choices to fit that exposure.

What interior work do Galloway homeowners ask for most?

Full room repaints are the most common, often with drywall repair on dents and nail pops first. Cabinet painting is popular in kitchens that are solid but dated. In older homes, we also do wallpaper removal in baths and dining rooms, then repair and prime the walls so the new paint goes on smooth.

Can you paint inside my Four Seasons condo while I am still living in it?

Yes, and that is how most of these jobs go. We work one or two rooms at a time so you always have a place to sit and sleep. Furniture gets moved to the center and covered, floors get protected, and we use low-odor paint. Walls, ceilings, trim and closets can all be done without you leaving. We clean up at the end of each day.

Will you paint a shed or stain a deck on a big lot in Pomona or Germania?

Both are jobs we take on out there. Decks on those open lots take full sun, so we clean the wood and apply a stain that blocks UV and water before the boards gray and split. Shed painting gets the same prep as a house: scrape, prime, two coats. If you like, we match the shed to the trim on the house so the yard looks finished.

Galloway is huge. What happens when you come out for an estimate?

One of us drives out to your home, whether that is Smithville, Pomona, Oceanville or Germania. We walk the outside with you, note peeling, soft wood, mildew and failing caulk, and measure what needs paint. Inside, we look at each room you want done and check walls for cracks or old wallpaper. You get a written quote that lists the prep and the products, not just a number.
