Popular Towns We Serve in Ocean County

Ocean County is New Jersey's largest county by total area, and its houses spread across very different ground. About 40 miles of barrier beach, Long Beach Island among them, close off Barnegat Bay and Little Egg Harbor Bay. On the mainland side of the bay, many homes sit on lagoons with a boat slip out back. Inland, growth sped up after the Garden State Parkway opened in 1954. Ranches, bi-levels and colonials went up for families who worked up north. Out west, homes sit in the pines at the edge of the Pine Barrens.

The county is also known for its 55 and over communities. The largest, Holiday City at Berkeley, holds more than 10,000 homes, many of them ranches. So one county asks for many kinds of paint work. A bay house fights salt and damp air. A Parkway era colonial needs fresh trim and updated rooms. A ranch in an adult community needs interior painting done neatly and quietly. Our crew handles exterior painting, siding painting and deck staining near the water, plus interior painting, cabinet painting and drywall repair across the county.

Painting Needs Across Ocean County

Salt, sun and wind along the bays

Homes on the barrier beaches and the mainland lagoons get hit from two sides. Salt spray and strong sun break down paint on the open walls. Damp air off the water feeds mildew on the shaded walls. We pick products for each wall instead of one paint for the whole house. Coastal grade exterior paint goes where the sun and salt hit. Mildew resistant coatings go where it stays wet. Decks get a penetrating stain.

Parkway era homes due for another coat

Thousands of Ocean County houses were built in the decades after the Parkway opened. Most have been painted more than once, and the same spots tend to fail first. Look at the fascia, window trim, door frames and garage doors. We scrape loose paint, prime bare wood and recaulk open seams before the finish coats. Inside, we refresh tired walls and can paint older wood cabinets so the kitchen feels current.

Ranches in 55 and over communities

Many adult communities in the county are full of one floor ranch homes. Owners often want a few rooms painted without a long, messy project. We move furniture, cover floors and clean up at the end of every day. Before any outside work, check your association's rules on colors and work hours. Many communities control the exterior look, and we follow whatever they approve.

Homes under the pines

In the western part of the county, tall pines and oaks shade many yards. Shade keeps siding cool and damp, so mildew and peeling show up on the north walls first. Needles and leaves pile into gutters and stain them. We clean and prime problem areas, use mildew resistant paint, and offer gutter painting and shed painting while our ladders are already out.

Ocean County Painting Questions

Do you paint homes in every part of Ocean County?

Yes. We work on bay front homes, inland suburbs, adult communities and houses out in the pines. Each area wears paint in its own way, so we look at your house in person before we plan anything. Send us your town and a short note about the project, and we will set up a free estimate at a time that works for you.

What is the best season for exterior painting near the shore?

Spring and fall are usually best. Paint needs dry surfaces, mild temperatures and time to cure before evening dew. Summer brings heavy traffic and busy rentals, and winter is often too cold for exterior paint to cure well. Interior painting works any time of year, so many owners do inside rooms in winter and the outside in spring.

Do I need approval before I repaint the outside of my home?

It depends on where you live. Many 55 and over communities and homeowner associations in Ocean County set rules on exterior colors, and some also limit work hours. Check with your association and get any approval in writing. Share it with us before the job starts, and we will match the approved colors exactly.

What kind of paint holds up best to salt air?

A good exterior acrylic made for coastal homes usually performs best, but prep matters even more than the can. Salt and grime have to be washed off, loose paint scraped, and bare wood primed. Caulk keeps water out of seams. When those steps are done right, the finish lasts longer, even on the side of the house facing the water.

Can you paint a garage door or epoxy the garage floor?

Yes to both. Garage doors fade and chalk in strong shore sun, and we clean, prime and repaint them in an exterior enamel. For the floor, we offer epoxy floor coating on concrete. It is easier to sweep clean of sand and road grit than bare concrete. We will check the slab first and tell you if it is a good fit.
