Long Beach Island runs about 18 miles from the lighthouse in Barnegat Light down to Holgate, and it is split among six towns. Barnegat Light, Harvey Cedars, Surf City, Ship Bottom and Beach Haven are boroughs, and Long Beach Township fills the gaps between them in separate pieces, from Loveladies to Brant Beach to Holgate. The houses change as you drive Long Beach Boulevard. Beach Haven's historic district holds Queen Anne, Shingle and Gothic Revival homes from the island's early resort days. Much of the rest is raised modern beach houses and older cottages. Storm damage has never been even here: Sandy hit some towns far harder than others. That is why we look at each house on its own block, not the island as a whole.

From the north end to the south, our crew offers exterior painting, siding painting, deck staining and garage door painting, plus interior painting and cabinet painting for summer homes and year-round owners.

Painting Needs in Long Beach Island

Historic homes in Beach Haven

Beach Haven's old resort cottages carry shingle siding, wood porches and decorative trim that need patient prep. We hand scrape and sand instead of blasting old wood, prime bare spots, and brush trim and porch details. Shingle style homes often look best in stain or muted paint, and we can help owners pick colors that suit the age of the house.

Modern raised houses from Loveladies to Holgate

Many newer LBI homes are tall, raised and wrapped in decks and big windows. That means a lot of trim, railings and siding high in the wind. We plan safe access, use coastal grade paints and stains, and pay close attention to the upper decks, which take full sun all summer.

Bay side versus ocean side

On a narrow island, the ocean side takes salt spray and the bay side takes flooding and damp air. Nor'easters can push water into garages along the bay. We adjust the plan for each side of the house, using mildew resistant paint where it stays wet and fade resistant finishes where the sun and salt hit hardest.

Long Beach Island Painting Questions

Do you work in every town on Long Beach Island?

Yes. We paint homes from Barnegat Light and Loveladies down through Surf City, Ship Bottom, Brant Beach and Beach Haven to Holgate. Each part of the island has its own mix of older cottages and newer raised homes, and we plan each job around the house in front of us. Tell us your address and we will set up a visit.

Can you finish painting our LBI rental before the season starts?

We can if you book early. Most island owners schedule us between fall and spring, when the bridge is quiet and the house is empty. We handle interior rooms, cabinets and drywall repair first, then exterior work on mild, dry days. That way the house is ready when the first renters come over the Causeway.

Do historic homes in Beach Haven need special care?

Yes. Older homes in the Beach Haven historic district have wood siding, porches and trim that can be damaged by rough scraping or the wrong products. We take our time on prep and use primers and paints that bond well to old wood. If you have old photos of the house, they help us plan color placement.

How do you stain the upper decks on a raised LBI house?

Upper decks and roof decks take full sun all day, so the stain on them breaks down faster than on the lower levels. We set up safe access, then sand the gray off the boards and clean out the gaps. The wood has to be dry before stain goes on. We use a penetrating product built for coastal sun and give the top rails extra attention. Timing this for May or late September keeps the deck open all summer.

What about garages on the bay side that flood in a nor'easter?

Bay side garages along the island can take water during a strong nor'easter. Once the garage dries out, the lower walls and the door often show a water line, rust and mildew. We clean off the growth, let everything dry fully, and spot prime rust on metal doors and tracks. Then we use a mildew resistant paint on the walls and a durable finish on the garage door itself.

Can you paint the kitchen cabinets in our LBI summer home?

We can. Cabinet painting is a good fit for island kitchens that get hard use all summer and then sit empty. We take the doors off, degrease and sand, prime, and spray a durable enamel that resists chips and wipes clean. Lighter colors suit beach houses and brighten a kitchen. The job fits well into the off season, when the house is empty and the finish can cure without traffic.
