Cross the Causeway from Manahawkin and the first town you hit is Ship Bottom. The borough formed in 1925 when five small beach communities, Beach Arlington among them, joined together, and it took the Ship Bottom name in 1947. It is small, well under a square mile of land, and the whole borough sits in the 100 year floodplain. That shapes the houses. Sandy damaged close to half the homes here, the most of any LBI town. Since then, many small cottages have come down and raised homes with garages and storage underneath have gone up. Older cottages still stand on the bay side, close to the ground. Paint on both kinds of house has to handle wind, salt and the water that comes with big storms.
We do exterior painting, siding painting, garage door painting and deck staining here, plus interior painting for year-round residents and summer rentals off Long Beach Boulevard.
Painting Needs in Ship Bottom
Garages and ground levels after flooding
Ship Bottom's ground levels flood. A strong nor'easter or a high tide on the bay can put water into garages and storage rooms across the bay side. Once those spaces dry out, walls, doors and trim often need to be cleaned, primed and repainted. We use primers that block stains and paints that handle damp, and we can refinish garage doors so they look right again from the street.
Raised homes in the island wind
New raised houses put a lot of siding and trim high up in the wind. Corners, railings and the trim around big windows wear first. We set up safe access for tall walls, prime and caulk every joint, and use exterior paints made for salt air. Decks on upper floors get a stain that can take full sun all summer.
Bayside cottages close to the ground
The older cottages on the bay side sit low, and their lower siding, door bottoms and steps stay damp. Paint peels from the bottom up. We scrape and sand down to sound wood, prime bare spots, and use mildew resistant coatings. Inside, we handle drywall repair and repainting when a cottage has dealt with water.

Ship Bottom Painting Questions
Can you repaint our garage and ground floor after a flood?
Yes. Once the space is fully dry and any wet drywall has been dealt with, we clean the surfaces, seal water stains with a stain blocking primer, and repaint. We also refinish garage doors and entry doors that took water. Let us know what was replaced so we can plan the right primer for new and old materials.
When is the best time to book painting in Ship Bottom?
Most Ship Bottom owners book us from September through May, when traffic over the Causeway is light and rentals are quiet. Exterior work goes best on mild, dry days in spring and fall. Interior painting can happen in winter too. Booking early helps if you want everything done before the first summer renters arrive.
Do you paint condos and townhomes in Ship Bottom?
We do. Ship Bottom has a real mix of condos, townhomes, new single homes and older bay and lagoon houses. For shared buildings, we work with the owners or the association on colors and timing. Inside a unit, we keep things tidy and contained, and we can paint walls, trim, doors and cabinets in one visit to cut down on downtime.
How many years will exterior paint last on an island house in Ship Bottom?
Less than it would inland. Salt spray, steady wind and strong summer sun break down a finish faster, and the ocean side of a raised house wears quickest. Good prep and a coastal grade paint stretch that time out. We also suggest a quick look each spring so small peeling spots on corners and railings get touched up before they spread.
How do you prep an older bayside cottage where the paint peels from the bottom up?
The low siding, door bottoms and steps on those cottages stay damp, which is why paint lets go there first. Our crew scrapes and sands those lower courses back to sound wood, lets them dry, and primes every bare spot with an exterior primer. Open joints get fresh caulk. Then a mildew resistant finish goes on, with extra attention to the first few feet above the ground.
Can you repaint a summer rental between tenants?
Yes, if the schedule allows it. Rentals off Long Beach Boulevard get hard use from June through August, and walls, doors and trim show it by Labor Day. The off season is the easy time for a full interior repaint. For a quick refresh between tenant groups, we can do high traffic rooms in a day or two with low odor paint, so the next guests walk into a clean, dry home.
