Marlton is the main community in Evesham Township, and its name comes from marl, a green clay dug from local pits and sold as fertilizer. That trade paid for a building boom from 1830 to 1845, and most of the old houses on Main, Maple and Locust date to those years. The village core, Olde Marlton, is watched over by the township's Historic Preservation Commission. Most homes, though, came much later. Kings Grant, a planned lake community approved in 1968, mixes condos, townhomes, twins and single-family houses across sections like Woodlake, Walden Glen and Oak Hollow, with nearly 400 acres of open space and lakes. Each section has its own look, and often its own rules.

We offer interior painting for condos, townhomes and single-family houses, plus exterior painting, trim work and deck staining. Our crew works from the historic blocks of Main Street to the lake neighborhoods and newer streets near Tomlinson Mill Road.

Village homes in Olde Marlton

The houses along Main Street went up in the 1830s and 1840s, and some, like the stone Evans Cooper House, are even older. Evesham's Historic Preservation Commission looks after this village. If your house sits in the old core, check with the township before exterior work. Then we handle the careful part: scraping old layers, priming bare wood and brushing trim by hand.

Kings Grant sections and their rules

Kings Grant is not one association but many sections, each with its own name and board. Many control exterior colors on townhomes and twins so a row stays uniform. Ask your section for its approved color list before we schedule. We match the approved shade and sheen, which keeps your unit in line with the neighbors and out of trouble with the board.

Condo and townhome interiors

Smaller homes mean tight halls, shared walls and furniture with nowhere else to go. We move and cover what we need, protect floors, and work room by room so you can keep living there. Nail pops and small dents are common in drywall from the 1970s and 1980s, so we fix those first. A fresh, even wall color also helps when it is time to sell.

Marlton Painting Questions

Do I need approval to paint my house in Kings Grant?

It depends on your section. Kings Grant is made up of sections like Woodlake, Walden Glen and Oak Hollow, and many have exterior rules, especially for townhomes and twins. Interior painting is almost always your choice. For the outside, get the approved color list from your association first and we will paint to it.

My house is in the old village on Main Street. Is exterior painting reviewed?

Evesham has a Historic Preservation Commission that looks after Olde Marlton Village. Rules can depend on exactly what work you plan, so call the township before starting and ask what applies to your property. Once you know, we take care of the prep and painting with the care an older house needs.

Can you paint the inside of my condo while I am living there?

You can stay put. We plan the job so you always have a usable bedroom, bathroom and kitchen. We cover furniture and floors, clean up each day, and use low odor paint so the place stays comfortable. Most homeowners keep their normal routine while we work around them.

Will the trees and lakes in Kings Grant affect my deck stain?

They can. Kings Grant has nearly 400 acres of open space, lakes and trails, so many decks sit near water or under trees. Shade and moisture let mildew and algae take hold on deck boards. We clean the deck thoroughly, let it dry fully, then apply a stain that resists moisture. A deck in deep shade may need restaining sooner than one in the open.

What do I need before an estimate on a Kings Grant townhome?

Your section's approved exterior color list, if you plan to paint outside. Sections like Oak Hollow, Shannon Greene and Villa Royale each have their own rules. For interior work, just show us the rooms. We check walls for nail pops and dents, note the trim and doors, and give you a written scope. Approval paperwork can come later, and the estimate is free either way.

How long does exterior paint last on a twin surrounded by trees?

Shade shortens paint life because siding and trim stay damp longer. On a Kings Grant twin under mature trees, the shady side often needs attention before the sunny side. Good prep, mildew-resistant paint and keeping branches off the house all stretch the years between repaints. We will point out the surfaces that are wearing fastest during the estimate visit.
