Voorhees was mostly farms, lakes and small rail stops until the suburbs arrived. Then it grew quickly, from 6,214 people in 1970 to 12,919 in 1980, and kept climbing through the 1990s. In 1970 the Echelon Mall went up where an airfield and dairy pastures had been. Builder Bob Scarborough started Sturbridge Lakes in 1978, and most of its homes were finished by 1986, set around five man-made lakes. Much of Voorhees today is colonials, split-levels and contemporaries from the 1970s and 1980s, many on wooded lots. These homes are well into their second or third round of paint, and their trim and decks show it.

Our crew handles interior painting in two-story foyers, family rooms and kitchens with dated cabinets. Exterior painting covers siding, trim, front doors and garage doors, and we offer deck staining for the backyard. We work all over the township, from streets off Kresson Road and Haddonfield-Berlin Road to the older lake sections near Kirkwood.

Painting Needs in Voorhees

Sturbridge Lakes color rules

The Sturbridge Lakes handbook says exterior repainting of original homes must conform in material and color with the original dwellings, and exterior changes need Architectural Committee approval first. Fences must be split rail left to weather naturally, and waterfront structures cannot be painted or stained. We work from the color you have approved, so the paperwork and the paint match.

Two-story foyers and vaulted rooms

Colonials and contemporaries from the late 1970s and 1980s often have tall entry halls and family rooms with high ceilings. Those walls are hard to reach and easy to streak. We bring the right ladders and staging, protect railings and floors, and roll each wall in one wet section so the finish looks even from the bottom of the stairs.

Backyard decks after 40 summers

Lots of homes from this era have a wood deck off the kitchen. Sun and humid summers dry the boards out and turn them gray. We clean the wood, let it dry fully, and apply a penetrating stain that soaks in rather than sitting on top. If you live in an association, check its deck and waterfront rules first, since some do not allow stain.

Voorhees Painting Questions

I live in Sturbridge Lakes. Can I pick any color for my house?

Not on your own. The association handbook says exterior repainting has to conform in color with the original homes, and all exterior changes need Architectural Committee approval before work starts. Get your color approved first and share the approval with us. We will match it exactly and keep the job within the rules.

Can you paint a two-story foyer without damaging the stairs?

It can. We cover the treads and rails, then set up ladders and planks that sit safely on the steps and landing. Taller walls are painted in full sections so there are no lap marks. Most foyers can be finished without moving furniture from the rest of the house.

Do you paint garage doors and front doors?

Both. Front doors fade fast when they face the afternoon sun, and garage doors take a beating from cars and weather. We clean, sand and prime as needed, then use an exterior enamel that resists fading. A new door color is a small job that makes a 1980s colonial look fresh from the street.

Does a wooded lot change how often a Voorhees house needs exterior painting?

It does, since trees shade the siding and walls dry slowly after rain, so mildew finds a foothold on the north side and behind shrubs. Leaves pile in gutters and stain the fascia. We clean mildew off before painting, use a coating that resists it, and can paint gutters on the same trip. Checking the shaded side every few years catches trouble early.

Our 1980s kitchen has dated cabinets. Is painting them worth it?

For most homes from that era, yes. The cabinet boxes are usually sound, and the layout works, so the color is the problem. We remove doors and drawers, clean off grease, sand, and prime with a product made to stick to older finishes. A sprayed or brushed enamel follows. The kitchen looks new without the cost or mess of a full replacement.

Can you stain a deck or dock in Sturbridge Lakes?

Decks, yes, once the association signs off. The Sturbridge Lakes handbook requires Architectural Committee approval before any exterior change, and repainting has to match the original colors, so we ask you to clear the stain color first. Docks and other waterfront structures fall under the same rules, so check with the committee before we quote them. Once approved, we clean the boards, let them dry fully and apply a stain made for the sun and damp air off the lakes.
