Ocean City began in 1879 as a Methodist resort, and the oldest blocks still show it. Between 3rd and 8th Streets, along Wesley, Central and Ocean Avenues, the residential historic district holds Queen Anne, Folk Victorian and Colonial Revival homes with wood clapboard and deep porches. Most of the island is newer, though. Attached homes and duplexes are the biggest share of the housing here, and much of it went up between 1970 and 1999. Between the Longport bridge and North Street, the Gardens has single homes on larger, tree-shaded lots. The Riviera sits on the bay between 18th and 24th Streets. So one block may need slow hand work on old trim, while the next needs a clean, quick repaint on a two-unit summer rental.
We handle interior painting for year-round owners and for duplex units that turn over every week in July. Outside, our crew paints siding, trim, decks and garage doors with coatings picked for salt, sand and strong sun.
Painting Needs in Ocean City
Victorian trim near Wesley Avenue
Homes in the 3rd to 8th Street district carry brackets, spindles and porch rails that are more than a century old. We scrape and sand loose paint by hand without gouging the wood, prime every bare spot, and caulk open joints before color goes on. Trim with three or four colors takes real brush time, so we plan it in stages and protect the porch floors while we work.
Duplex units and weekly rentals
Two-unit homes fill whole blocks on the island, and many rent by the week all summer. Owners usually want both units painted between October and May so no rental weeks are lost. We work unit by unit, fix move-out dings with drywall repair, and use scrubbable wall finishes so hallways and stairwells clean up between guests.
Bay wind in the Riviera
Houses facing the bay between 18th and 24th Streets take wind and damp air on the water side all year. Railings and decks on that side gray out first. We use deck stains rated for harsh exposure and exterior paints with strong mildew resistance. A walk around the bay side every couple of years catches peeling before water gets behind the siding.

Ocean City Painting Questions
Can you paint one side of our duplex while the other unit is occupied?
Yes. We set up only inside the unit we are painting, keep shared entries clear, and work normal daytime hours so the neighbor unit is not disturbed. Many Ocean City owners have us do one unit in fall and the other in spring. For exterior work on a shared building, we talk with both owners first so the colors and schedule match.
When is the best time to paint the outside of an Ocean City home?
Late spring and early fall are usually best on the island. Temperatures are mild, the wind is calmer than in winter, and you are not losing rental weeks. We watch the forecast for dew and fog, since moist mornings near the bay can slow drying. If your home rents in summer, we suggest booking exterior work for September or October.
Can you keep the original look of an older home in the historic district?
We can. Before we start, we look at the existing colors on the body, trim and accents and talk through what you want to keep. Old wood needs careful prep, so we hand scrape and prime instead of rushing. If you have old photos of the house, bring them. They help us match the trim layout and color placement.
Can you paint the kitchen cabinets in an older Ocean City duplex?
Yes, and it is a popular upgrade in units built between 1970 and 1999. If the boxes are still solid, painting is a good option. We remove doors and hardware, clean off years of cooking grease, sand and prime, then spray or brush a hard enamel finish. The cabinets cure for a few days before the doors go back on. It gives a rental kitchen a clean look without a full remodel.
Do homes in the Gardens need anything different from the beach blocks?
They often do. Lots between the Longport bridge and North Street are larger and shaded by trees, so north walls and shed siding stay damp longer and grow mildew. We clean those surfaces well, let them dry, and use a mildew resistant paint. Tree sap and pollen also need to come off before priming. Sunny beach block homes have the opposite problem, with fading, so we pick products for each house.
How do you stain a bayside deck in the Riviera so it holds up?
Decks between 18th and 24th Streets face wind and damp air off the bay all year, so the walking surface grays out fast. Worn boards get sanded, and we clear the gaps so water can drain. Once the wood is dry, we use a stain made for coastal decks that soaks into the grain instead of sitting on top. Top rails get a second coat because they take the most sun.
